Pressure Washing vs. Soft Washing: What Is the Difference and Which One Does Your Home Need?

A homeowner books a pressure wash for the whole exterior. The property looks great the same afternoon. A few months later, the roof streaks are back, the siding paint is peeling, and a roofing contractor mentions the shingles look like they have aged five to ten years in eighteen months. That outcome is not from a bad company. It is from applying the wrong method to the wrong surface. This guide gives you a real answer.

Method One Pressure Washing Mechanical force of water removes surface debris. No chemical breakdown. Best for hard, dense materials. 1,500 to 3,500 PSI
vs.
Method Two Soft Washing Low pressure plus biodegradable cleaning solutions that kill biological growth at the root. Results last 4 to 6 times longer on the same surface. Under 500 PSI

What Pressure Washing Actually Is

Pressure washing uses water delivered at high force through a nozzle to physically dislodge dirt, grime, staining and surface debris. The cleaning power comes from the mechanical force of the water, not from any chemical that breaks down what is being removed.

The PSI -- pounds per square inch -- is what determines how forceful the water is. Most professional equipment used in residential work runs between 1,500 and 3,500 PSI depending on the surface being cleaned. A standard household garden hose runs at around 50 PSI. The difference in force is substantial.

Pressure washing is extremely effective on surfaces that can handle it. Concrete driveways, interlock paving, natural stone patios and brick walls all respond very well because the material is dense enough to take the force without damage. The problem starts when the same method gets applied to surfaces that cannot.

What Soft Washing Actually Is

Soft washing uses water at significantly lower pressure -- typically under 500 PSI -- combined with biodegradable cleaning solutions that do the actual work of breaking down and killing what is on the surface.

4 to 6x
How much longer soft wash results last vs. pressure washing on the same surfaceBecause the contamination is killed at the organism level rather than displaced. Pressure washing the siding of a house with algae growth will make it look clean immediately. Within a few months the algae will return because the root system was not addressed.

The cleaning chemistry in soft washing is what separates it from a simple low-pressure rinse. The solution penetrates into biological growth -- algae, mold, mildew and lichen -- and kills the organism at its root, rather than just removing what is visible on the surface. This is the critical difference most people do not know when they first start looking into exterior cleaning.

The Surface by Surface Guide for GTA Homes

Concrete Driveways, Walkways and Steps Pressure Wash

This is where pressure washing belongs. Toronto winters are particularly hard on driveways -- road salt leaves behind efflorescence and staining, and freeze-thaw cycles cause micro-cracks in concrete pores. A proper high-pressure clean, ideally with a rotary surface cleaner rather than a straight wand, removes debris that holds moisture in those cracks and cleans more evenly without leaving stripe marks.

Interlock Paving Pressure Wash -- With a Warning

Interlock responds well to pressure washing but has a specific vulnerability: wand pressure aimed directly into the joints dislodges polymeric sand. That sand locks the pavers in place and prevents weeds from establishing. Remove it and you get shifting, weed growth and long-term instability. The correct approach is a rotary surface cleaner that distributes pressure evenly without concentrating it into the joints.

Vinyl Siding, Stucco and Painted Exteriors Soft Wash

These surfaces should never be pressure washed at high force. The risk on vinyl siding is water infiltration behind the panels -- high-pressure water forced horizontally forces moisture past the lapping and into the wall cavity, where it sits against the sheathing and framing. Stucco chips and cracks easily. Painted wood can have paint stripped or lifted. All of these materials clean safely and effectively with low-pressure soft washing.

Asphalt Shingle Roofs Soft Wash Only

This is where the most damage gets done. The dark streaks on asphalt shingles are caused by a cyanobacteria called Gloeocapsa magma. It is cleanable -- but the method matters enormously. Shingles are coated with mineral granules that protect the asphalt layer from UV weathering. A pressure washer strips both dirt and those granules indiscriminately. Once gone, they do not grow back and the exposed asphalt breaks down rapidly. ARMA and every major manufacturer including Owens Corning, CertainTeed and IKO specify low-pressure application of a cleaning solution -- not pressure washing.

Wood Decks and Fences Soft Wash or Low-Pressure

Older or weathered wood is vulnerable to surface damage and splintering under high pressure. Composite decking can be scratched or discoloured by incorrect nozzle choice or excessive pressure. A lower-pressure approach combined with cleaning solution appropriate to the wood type removes biological growth, grey weathering and staining without raising the grain or damaging the fibres.

If a contractor quotes you roof cleaning and mentions using a pressure washer, find a different contractorThis is a clear indicator of inexperience or indifference to manufacturer guidelines and your roof warranty. Soft wash results on shingles typically last two to four years.

When You Need Both on the Same Property

Most GTA homes actually need both services applied to different surfaces in the same visit. The driveway and patio get pressure washed. The siding, fence and roof get soft washed. The deck gets a lower-pressure wash with appropriate chemistry.

A company that only offers one method cannot do a full and appropriate exterior cleanIf someone quotes you a full exterior pressure wash for your entire home without distinguishing between surfaces, that is a flag worth taking seriously before you agree to anything.

The same principle applies when combining exterior cleaning with other property maintenance. Many homeowners schedule window cleaning, driveway maintenance and exterior washing in the same visit to avoid paying separate call-out fees and to get the full first impression of the property refreshed at once. Our team at My Property Care handles both methods across GTA properties every week and assesses each surface before any water is applied.

The Right Service for Your Specific Home

Knowing which method a surface needs is the most important decision in exterior cleaning. Getting it wrong does not just produce a poor result -- it causes damage that either costs money to repair or quietly shortens the lifespan of surfaces that you are not actively monitoring.
