If you asked a hundred Toronto homeowners when they plan to have their exterior pressure washed, the overwhelming majority would say spring. They are mostly right. But for specific surfaces and specific situations across the GTA, the spring assumption leads to either booking too late to get a good crew, cleaning at the wrong moment for the surface being cleaned, or missing a fall window that would have saved them considerably more time and money than a spring clean ever could.
This guide runs through the GTA seasonal calendar surface by surface, gives you the temperature and timing rules that actually govern when a pressure wash works properly, and explains the booking reality that catches most homeowners off guard when they call in May expecting an April appointment.
The Rule That Overrides Everything Else: Temperature
Before any seasonal guidance matters, one technical constraint applies across all exterior pressure washing in the GTA regardless of surface type.
Do not pressure wash when temperatures are below 5°C. The ideal minimum is 10°C consistently across both day and overnight temperatures.
The reason is specific and worth understanding. Cleaning solutions require temperatures above freezing to activate and penetrate surface contamination. Below 5°C, the chemistry works poorly and cleaning results are significantly reduced. More importantly, water applied to exterior surfaces in near-freezing temperatures can freeze during or after the clean, creating the freeze-thaw conditions that crack concrete and damage grout between interlock pavers. The ideal window for spring power washing in the GTA is mid-April through June, once overnight temperatures consistently stay above 5°C. This ensures cleaning solutions work effectively and surfaces dry properly.
In the GTA, this means the practical pressure washing calendar runs from mid-April through to late October. Most professional pressure washing companies in Toronto schedule services from April through October when temperatures stay reliably above the required minimum.
Any seasonal guidance below operates within this temperature constraint. When someone says “you can pressure wash in February on a warm day,” they mean technically possible on an above-freezing afternoon, not optimal or recommended for standard residential cleaning.
The GTA Seasonal Calendar: Surface by Surface
Spring — Mid-April to June
Spring is correctly the most important pressure washing window for the single most common surface on GTA properties: the concrete or asphalt driveway.
Spring pressure washing removes winter salt damage, road grime, and five months of organic growth. Toronto uses approximately 130,000 tonnes of road salt per winter. That salt, combined with freeze-thaw cycles and vehicle traffic, leaves driveways across Etobicoke, Scarborough, North York and the rest of the GTA carrying a visible layer of efflorescence, embedded grime and staining by the time March arrives.
The timing within spring matters. Mid-April is better than late May for driveways and walkways because spring pressure washing removes this before UV exposure bonds it permanently. Homes near major roads (401, DVP, Gardiner, 427, 404, 400, 407, QEW) accumulate the most salt spray. April cleaning is preventive maintenance, not cosmetic. Every week of UV exposure through May and June progressively bonds road salt residue and mineral deposits more firmly to the concrete surface. The same job that takes standard professional pressure washing in mid-April may require specialist pre-treatment chemistry by mid-June.
Spring is also the right window for exterior siding, painted surfaces and stucco using the soft washing method. The biological growth that establishes itself on north-facing siding through a GTA winter responds well to soft wash chemistry applied before warmer temperatures accelerate its spread.
Spring is NOT the best answer for: Decks, patios and outdoor living surfaces. Read the summer section.
Summer — June to August
This is where the title of this article earns its claim. Summer is the optimal window for one major surface category that spring often misses: decks, patios and outdoor entertaining areas.
Summer is the best time for deck and patio cleaning before peak outdoor use. Biological growth peaks in warm weather, so catching algae and mold on patios in early summer prevents deeper embedding through the season.
The logic for summer deck cleaning is straightforward once it is explained. You use your deck from June through September. Cleaning it in April means it has collected two full months of spring pollen, bird droppings and biological growth by the time you are actually using it in June. Cleaning it in early June, after the pollen season has settled and before the summer entertaining period begins, means it is clean when it is being used.
For GTA homeowners with south-facing decks or patios that receive significant sun exposure through summer, early June timing also means surfaces are clean before the UV and heat of July and August bake any residue into the wood grain or composite surface.
Summer cleaning is also the practical timing for any exterior surface that needs to be prepared for staining, sealing or painting before the fall. If you’re planning to seal your driveway or interlock, pressure wash first and wait 48 hours for full drying. Sealing over dirt just traps contaminants under a clear coat. The 48-hour dry window is more reliable in the consistent warmth of June and July than in the unpredictable temperature swings of April.
Summer booking note: Spring (April-May) is the busiest booking window — schedule 2-3 weeks ahead. June and July remain busy but typically have slightly better availability than peak May booking demand.
Fall — September to October
Fall is the most underutilised pressure washing window for GTA homeowners, and for specific properties it matters more than spring.
Fall washing removes summer’s accumulated biological matter before the freeze cycle bonds it to surfaces over winter. It also extends the life of any deck sealant or driveway sealer applied earlier in the year. September-October is the second-best window for pre-winter cleanup.
For properties with significant tree coverage, whether the mature canopy across Forest Hill, Rosedale and Lawrence Park in Toronto or the large established trees across residential Markham, Thornhill and Mississauga, fall pressure washing addresses a specific problem that spring cleaning cannot prevent: leaf tannin staining.
Leaf tannins are the organic compounds that give autumn leaves their colour. When leaves sit on a concrete driveway, interlock patio or wood deck through October and November and get wet repeatedly before being cleared, they release those tannins onto the surface as a dark staining that bonds progressively through the freeze-thaw cycle of winter. A fall pressure wash after the leaves have cleared in November removes the organic residue before winter bonds it to the surface. A spring wash reveals the tannin staining that bonded through winter and addresses it months after it set.
For GTA homeowners planning to seal their interlock or concrete driveway, fall is actually the preferred timing for the complete sequence: clean in September, allow proper drying, seal before November. Sealing in fall provides protection through the winter freeze-thaw cycle, which is the period when sealed surfaces benefit most from that protective barrier.
Fall booking note: September and October are the second-busiest booking period for most GTA pressure washing companies. September bookings are easier than October, when the window narrows as temperatures begin to approach the 5°C minimum.
Winter — Limited and Conditional
Winter pressure washing is available and offered by some GTA companies on above-freezing days, typically for commercial properties with specific operational needs. For residential properties, the limited availability, unpredictable temperature windows and reduced cleaning chemistry effectiveness make winter the wrong time to schedule standard maintenance cleaning.
The one residential exception is a warm weather window in February or early March when temperatures are consistently above 5°C and a homeowner has a specific reason for cleaning that cannot wait until April. This is uncommon and best discussed directly with the service company rather than planned in advance.
The Specific GTA Situations Where Spring Timing Gets More Complex
Properties Near Major Highways
Properties within a few kilometres of the 401, QEW, DVP, Gardiner Expressway or Highway 407 accumulate road salt spray and exhaust particulate at a significantly higher rate than properties on quiet residential streets. For these properties, the optimal spring cleaning window is narrower: mid-April as soon as temperatures allow rather than waiting until the May and June rush when every company in the GTA is at capacity.
Pre-Listing Pressure Washing in the GTA Real Estate Market
Pre-listing exterior cleaning demand peaks in spring across the GTA’s active real estate market. For homeowners planning to list their property for sale, the pressure wash timing needs to align with the listing date rather than with calendar spring. A property listed in late April needs its exterior clean completed before listing photos are taken. Booking in January or February for an April clean secures the timing that matters rather than discovering in April that the earliest available slot is three weeks out.
Properties Being Prepared for Sealing or Staining
If the plan is to seal the driveway or interlock, or stain the deck following the pressure wash, the clean and the follow-on work need to be sequenced with a minimum 48-hour gap and consistently warm temperatures for both jobs. Spring is the right season but within spring, the second half of May and early June offers the most predictable temperature windows for both steps of this sequence.
The Booking Reality That Catches Most GTA Homeowners Off Guard
Many power washing services in the GTA offer early-bird spring discounts in March and April. Booking before the rush (May-June) often saves 10-15% and gives you pick of scheduling.
This is the practical conversion point that the seasonal timing discussion is building toward. The reason to read a January article about pressure washing timing is not to schedule a job in January. It is to understand that the best cleaning window for most GTA properties is mid-April to early May, and that the best time to book that window is January or February rather than April.
By the time the snow melts and a homeowner can see their driveway and makes the call to book a spring clean, most GTA pressure washing companies with good reputations are quoting three to four week lead times. An April appointment needs a February booking.
The same logic that applies to snow removal contract timing applies here: the best crews fill their most desirable spring slots early. Homeowners who call in May asking for an April clean have already missed the window for most of the companies worth hiring.
